Job Title Director of Land DevelopmentCompany One Lifestyle, Ltd.Department DevelopmentReports To VP of DevelopmentGeneral SummaryUnder general direction, the Director of Land Development is responsible for closing acquisition for multi-family projects, managing site entitlements, permits, civil engineering, the issuance of land disturbance and site development permits, and completing the horizontal construction and land development for each project within a specific geography.Essential Job Duties and ResponsibilitiesParticipates in the feasibility analysis, and closings of land acquisitions. Analyzes the feasibility of potential development sites and evaluates associated development schemes.Develops planning for successful development of multi-family projects, which would include preliminary land development cost estimates, directing third party professionals in the design and constructability of multi-family projects, and evaluating public infrastructure needs.Directs activities with attorneys, architects, engineers, and other consultants to plan projects related to public entitlement, site permits, acquisition due diligence and closing activities.Works with local citizen groups, governmental bodies, and other interested parties to obtain necessary project permits and entitlements.Manages all on-site activities and contracts to complete all land development and horizontal construction activities to prepare a site to begin vertical construction.Job RequirementsWork requires robust interpersonal skills, social intelligence, and political acumen.Work requires understanding of policies and procedures of governmental agencies.Work requires demonstrated ability to negotiate and execute all types of development related contracts.Work requires strong leadership skills and the ability to mentor and extract the highest potential from supporting personnel and outside vendors and consultants.Work requires ability to procure entitlement and building permits. Work requires ability to manage the land development and horizontal construction of multi-family projects.Work requires good instincts and strong situational awareness.Direct Reports and Reporting RelationshipNone. However this role will be required to achieve results by working with others within the organization, regardless of the reporting relationship.Minimum QualificationsBachelor 's degree in a related field (engineering, construction management, architecture). Preferred minimum of ten (10) years professional experience with demonstrated success of multi-family acquisitions and/or development.Physical Demands and Work EnvironmentThe physical demands and work environment described herein are representative of the criteria that must be met by an employee to successfully perform the essential functions of this job. At times, the employee is exposed to wet and/or humid conditions and outside weather conditions. The noise level when subjected to the field environment is usually loud.
