Job Description:

seeking a strong Leasing Specialist to join our team in Charleston,
SC. Job Summary: The Leasing Specialist is responsible for
assisting prospective and future residents through the process of
finding their new home. They are the primary point of contact for
prospective residents and are expected to effectively communicate
with interested prospects throughout the leasing process. In
addition, Leasing Assistants are also responsible for the
administrative duties that accompany the leasing process which
include gathering documents and processing completed applications.
Essential Functions:
- Daily outbound and inbound follow up with leads who express an
interest in a Conrex home. Assist prospective residents with
scheduling a viewing and applying for a Conrex home.
- Document follow up with prospective residents in a proprietary
database.
- Process applications for prospective residents. This includes
contacting applicants to gather documents in compliance with Conrex
policies, processing credit and criminal checks, and completing
data entry in our internal software to complete the application
process.
- Compile feedback from self-showings and conversations with
prospects and communicate findings to cross-functional teams.
- Collaborate with local market leaders and others to participate
in solutions to any issues that arise while leasing the home.
- Follow terms of Fair Housing, the Fair Credit Reporting Act,
the American Disabilities Act, and any other pertinent law
- Represent Conrex in a professional manner consistent with the
customer service values at Conrex. Key Accountabilities &
Activities: Lead Capture & Initial Contact
- Make initial contact with leads with call, email, and
text.
- Identify homes to match those needs
- Educate prospective resident on self-showing system and next
steps needed to schedule a showing. Home Showing
- Confirm the prospective resident viewed the home and get
feedback on the showing.
- Describe the features and benefits of the home that match the
customers needs identified during initial lead capture.
- Ask for the application and establish timelines for the
prospect to complete the application.
- Educate the lead on the application criteria, document
expectations, and timelines for reserving a home. Follow Up and
Conversion to Application
- Use all means available to establish a connection with the
customer and move them through the three primary nodes of the sales
funnel. Conversion rates and activities will be tracked to ensure
that the Leasing Assistant is meeting or exceeding goals.

- Coordinate the timely completion of the lease application,
review and collect required documentation, and communicate the
application decision to the applicant.
- Work closely with Lease Admin team and applicant during the
entire process.
- Minimize errors during data entry to ensure the process is
completed in a timely manner. Market Knowledge, Feedback, and
Inventory Management
- Develop relationship with Market Leaders in assigned
territories and provide feedback that support pricing decisions.
- Observe community amenities, regional demand changes, and other
factors that will help market homes.
- Identify aged homes in assigned territory and provide feedback
on what can be done to better market/lease home. Key Metrics:
- Touch prospects within 24 hours of receiving leads.
- Outperform peer averages at each node of the sales funnel which
includes conversion from lead to showing, showing to application,
and application to move in.
- Outbound and inbound contacts. Expected phone call volume of at
least 50 contacts per day.
- Meaningful feedback and collaboration with local teams and
centralized leaders.
- High scores on customer satisfaction scores and secret
shoppers.
- Consistent achievement of monthly goals in terms of quantity of
move ins. For example, expected production of at least 50 move-ins
per month.
- Data entry, approval, and procedural error rate.
- Average days vacant in assigned territories Education and
Experience:
- Bachelors Degree in Business Administration, Marketing,
Management, or Communications preferred but not required
- 1+ years of leasing experience
- 1+ years of multi-family and/or single-family rental homes
experience
- Excellent communication & interpersonal skills
- Demonstrable experience in single family, multi-family,
construction, or leasing industry Effective negotiating skills
- Knowledge of and experience with Rently preferred
- Experience in Grass Roots Marketing
- Knowledgeable on fair housing and local real estate laws
- Flexible work schedule, including evenings and weekends,
